Real Estate Investors can either invest passively with a Real Estate Fund Manager or by purchasing properties themselves. Fund Summary:
Reports should clearly state both; Net returns and Gross returns – Gross returns might be meaningless because expenses and fees have not yet been deducted. Investors care most about the Net returns because this is the money that will be deposited into their bank accounts.
Asset Summary:
It details every loan the fund has lent on and how each of the loans are performing. Even though the Fund is diversified by design, it’s important for investors to understand the individual loans that comprise the Fund, so the Investor is aware of the level of risk a Fund Manager is taking.
Property Overview:
It provides info for each asset, including the appraisal and current value of the property relative to the loan amount. Any difference between those amounts should be explained in the report so Investors understand whether the value have changed due to the market adjustment, any improvements by the borrower, or both.
Business Plan:
At Capital Insiders, we request the borrower provides a business plan for each loan we make or acquire. That might include borrower’s plan to build or rehab; improve the value, rent, market, sell or refinance. In this section, we update our investors with a current status of the original business plan. We highlight all developments that occurred in the prior quarter, whether positive or negative.
Returns:
The report highlights the original projections vs. the current returns of the Fund, so investors can see if we’re in track of reaching our goals. Any differences between the projections and the current ones are explained in the report. Fund Managers must be honest and hold this up front.
Financials:
It provides cash flow guidance. We understand how important to investors is to know how much cash flow they can expect and when, so we keep them well informed. Sometimes there is uncertainty around cash flows as borrowers come and go, and the Fund’s capabilities to maintain a steady loan process.
