What is a Real Estate Wholesaling?

Have you thought of a career in real estate, but you’re not sure you want to be a realtor? Becoming a “wholesaler” or engaging with a “wholesaler” may be the answer.

A real estate wholesaler is a person, an independent scout that shops for real estate based on a particular home criteria, enters into an agreement with a home seller, markets the home to various potential investors and then assigns the contract to one of the investors. During this process, ideally, the wholesaler makes sure that he/she finds a property that is available for purchase at a price that is under its true value.

The number one objective is to secure properties that are distressed or find situation where the seller is distressed and/or highly motivated to sell for a price that the investor knows can be turned for an acceptable profit.

If this is something that interests you but are scared to begin, keep in mind that becoming a real estate wholesaler is a fast entry that is great for beginners and relatively easy to learn. There are no license requirements and having the right guidance and research will allow you to begin your own business and has the potential to get you where you need to be fairly quickly.
