1.- Meet regularly with your contractor during the project
This consistent monitoring and communication help you to catch little problems or issues before they become big ones, thus saving you money, hassle and liability.
2.- Utilize a listing agent
Even if you don’t use a realtor to help you find your properties, there is still value in utilizing a realtor to list your properties to sell (flip). Realtors are a valuable resource with the contracts and the laws and can often market your homes to sell before you are even finished with the rehab process. An aggressive realtor can really earn their commissions by saving you money and reducing your flipping timeline. The faster they find you a buyer, the lower your carrying cost, the more profit you make and the faster you can move on to your next deal.
3.- Make the price attractive
Set the price a little lower than comparable homes on the market. Also, the attractive loan to value that comes with a lower sales price, makes it easier for the bank to accept the offer and give the loan to the buyer.
Be patient and take all the measures to budget for 20 weeks and to prioritize in order to utilize the time you have to your advantage. We hope that these 3 tips give you actionable information to get your project done sooner than later. If you have questions about how we can help, we would love to hear from you!
